Mahindra Royale at Pimpri : Project Update

I called up Vikram Purbia at Mahindra Royale, Pimpri to check the progress on this project.

Vikram said :
Mahindra Royale is a project with 12 bldgs with 480 flats.
The construction for the 1st phase of 6 buildings (228 Flats) is nearly over and we have already started giving possession for 4 of the buildings (G, H, I and J) in Phase 1. The possession for the remaining 2 (K&L) will be given in July.
Each bldg is proposed to have 6 floors.

We have also started the booking & construction of the Second Phase, Bldg E & F i.e. Sterling I & II.
Each bldg is proposed to have 7 stories.
On each floor 6 flats (2 flats of 3BHK and 4 flats of 2 BHK)
The area of 2 BHK flats varies from: 1142 sq. ft – 1224 sq. ft
The area of 3 BHK flats varies from: 1545 sq. ft – 1600 sq. ft
The possession of these 2 buildings would be in March 2010.

ME : You mean Phase I is already sold out ?
Vikram : As mentioned earlier the response for the first phase of Mahindra Royale has been overwhelming and the entire phase is sold out. We have now started the booking for Phase 2 (Buildings E and F) and have been getting a very favourable response for these buildings as well. We have already got bookings for 80% of the project. This only reaffirms the belief and faith our customers have in our project and Mahindra Company as a whole.

ME (sarcastically): Are you only giving apartments or will it also have amenties ?

Vikram : C’mon buddy, we have got everything one would wish to have in a project.

This was one advertisement in Sakal which caught my attention. Named as Saffron City somewhere towards sinhgad, the developer is offering bungalow and farmhouse plots. They have mentioned that the projects consists of 3000 developed and clear title bungalow plots as well around a 1000 farm house plots.

The advertisement also mentions prices offered as under :
Bungalow plots for Rs. 2 Lacs per Guntha.
NA Farm House Plots for Rs.1 Lac per guntha
Farm land plots at Rs.25000 per guntha.

Now this really seems to be a big project, although I cound not get much information about the developers. If anyone knows about them, one can post it on the comments section. The have also mentioned lot of amneties and one can check it on there website at Saffron Developers

Vastu Shastra – Do you believe in it : Some information

In last 15 years, I have heard a lot hype being created with respect to Vastu Shastra (Shaastra) which led to rise of stars in this segment offering consultancy so that you can have peace and happiness in your house/home. I have seen a good number of people almost recreating their living spaces in accordance with Vastu Shastra, altough I am not really sure if that really help them to gain that peace, happiness or prosperity they were looking for.

For me when I had thought to buy my house and office, I never looked into this aspect, and luckily enough I am happy in my house and office. Before writing here about vastu shastra, I was just casually going through Wikipedia and I found some important aspects of vastu shastra which I have listed here

After all this slowdown, have the prices really tanked down to the lowest or is any further reduction expected in pricing? Every home buyer today is in dilemma wether to buy or not. Let us study about some segments in Pune, now where prices seem to have certainly made sharp movements.
Wakad, probably the most upmarket for realty is probably now the witnessing a huge price pressure. Prices in Wakad had made a high of nearly Rs.3,300-3,500 and at the current situation Developers are heard quoting close to Rs.2,400 to Rs.2,650/-.
Kharadi, another IT Hub is also witnessing the same pressure with prices moving down from a high of Rs.3,200/- to Rs.2,500/-.
Chakan/Talegaon is back into the Rs.1650-Rs.1850 bracket,while Warje has come down to near Rs.2,550/- to Rs.2,700/-

Although outskirts is witnessing pricefalls upto 20-30%, city specific projects havent yet fallen below 10-15%, probably because of limited availability.
Although, prices have fallen down, but again developer to developer is offering variable pricing (probably, only cash starved are going down on pricing).

But one thing is very clear, buyers are not in hurry this time and therefore those who are commanding higher prices without any reason will certainly have to come down, today or tommorow, else increase dead inventory.

Its raining discounts for Home buyers, this time its Eiffel City at Chakan. The front page of Times of India today has Eiffel City coming up with its new offer Full furnished 2BHK flat for Rs.12 Lacs.
Although, they have mentioned that the offer is valid till 14th May 2009 only, I hope this should go on for more time. The best part of this story is, now I see more and more developers coming up with higher discounts in terms of cash or kind, whatsoever.

New Auto Fare for Pune effective today

The RTA at Pune released new Auto Tariff card. Henceforth, commuters will have to pay Rs.10 for the first kilometre and Rs. 7 for every subsequent kilometre.
Thus commuters can now pay on the basis of meter reading X 7 + 3. In case any auto rickshaw driver does not follow this and demands for excess fare, commuters can SMS its complaint in the form of place,date,time and the auto registration number to 59994 and the RTA will take action against them.
