Mahindra Royale is a project with 12 bldgs with 480 flats.<br />
The construction for the 1st phase of 6 buildings (228 Flats) is nearly over and we have already started giving possession for 4 of the buildings (G, H, I and J) in Phase 1.<span id="more-159"></span> The possession for the remaining 2 (K&amp;L) will be given in July.<br />
Each bldg is proposed to have 6 floors.</p>
<p><strong>We have also started the booking &amp; construction of the Second Phase, Bldg E &amp; F i.e. Sterling I &amp; II.<br />
Each bldg is proposed to have 7 stories.<br />
On each floor 6 flats (2 flats of 3BHK and 4 flats of 2 BHK)<br />
The area of 2 BHK flats varies from: 1142 sq. ft &#8211; 1224 sq. ft<br />
The area of 3 BHK flats varies from: 1545 sq. ft &#8211; 1600 sq. ft<br />
The possession of these 2 buildings would be in March 2010. </strong></p>
<p><strong>ME</strong> : You mean Phase I is already sold out ?<br />
<strong>Vikram :</strong> As mentioned earlier the response for the first phase of Mahindra Royale has been overwhelming and the entire phase is sold out. We have now started the booking for Phase 2 (Buildings E and F) and have been getting a very favourable response for these buildings as well. We have already got bookings for 80% of the project. This only reaffirms the belief and faith our customers have in our project and Mahindra Company as a whole.</p>
<p><strong>ME</strong> (sarcastically): Are you only giving apartments or will it also have amenties ?</p>
<p><strong>Vikram</strong> : C&#8217;mon buddy, we have got everything one would wish to have in a project.<br />

They have mentioned that the projects consists of 3000 developed and clear title bungalow plots as well around a 1000 farm house plots.<span id="more-111"></span></p>
<p>The advertisement also mentions prices offered as under :<br />
Bungalow plots for Rs. 2 Lacs per Guntha.<br />
NA Farm House Plots for Rs.1 Lac per guntha<br />
Farm land plots at Rs.25000 per guntha.</p>
<p>Now this really seems to be a big project, although I cound not get much information about the developers. If anyone knows about them, one can post it on the comments section. Every home buyer today is in dilemma wether to buy or not.  Let us study about some segments in Pune, now where prices seem to have certainly made sharp movements.<span id="more-48"></span><br />
<strong>Wakad</strong>, probably the most upmarket for realty is probably now the witnessing a huge price pressure. Prices in Wakad had made a high of nearly Rs.3,300-3,500 and at the current situation Developers are heard quoting close to Rs.2,400 to Rs.2,650/-.<br />
<strong>Kharadi</strong>, another IT Hub is also witnessing the same pressure with prices moving down from a high of Rs.3,200/- to Rs.2,500/-.<br />
<strong>Chakan/Talegaon</strong> is back into the Rs.1650-Rs.1850 bracket,while Warje has come down to near Rs.2,550/- to Rs.2,700/-</p>
<p>Although outskirts is witnessing pricefalls upto 20-30%, city specific projects havent yet fallen below 10-15%, probably because of limited availability.<br />
Although, prices have fallen down, but  again developer to developer is offering variable pricing (probably, only cash starved are going down on pricing).</p>
<p>But one thing is very clear, buyers are not in hurry this time and therefore those who are commanding higher prices without any reason will certainly have to come down, today or tommorow, else increase dead inventory. </p>
