			<content:encoded><![CDATA[<p>While going through Gera Developers website, I found this Pre-Launch offer for Park View 1. I called up  one of the phone numbers mentioned and had this information of use for you.<br />
Park View 1 would consist of around 180 odd one and 2 BHK apartments spread in  3 buildings of 11 floors each.<span id="more-132"></span></p>
<p>The project is located somewhere very near to EON IT Park at Kharadi.<br />
A one BHK terrace apartment( is priced from Rs.14.5 Lacs and a 2 BHK terrace apartment is prices from Rs.23.16 Lacs.</p>
<p>The construction is expected to start from end of this month. (May 2009). Two bedroom apartments will be sized between  908 to 993 square feet and one bedroom apartments are of 569 and 589 square feet.</p>

Every home buyer today is in dilemma wether to buy or not.  Let us study about some segments in Pune, now where prices seem to have certainly made sharp movements.<span id="more-48"></span><br />
<strong>Wakad</strong>, probably the most upmarket for realty is probably now the witnessing a huge price pressure. Prices in Wakad had made a high of nearly Rs.3,300-3,500 and at the current situation Developers are heard quoting close to Rs.2,400 to Rs.2,650/-.<br />
<strong>Kharadi</strong>, another IT Hub is also witnessing the same pressure with prices moving down from a high of Rs.3,200/- to Rs.2,500/-.<br />
<strong>Chakan/Talegaon</strong> is back into the Rs.1650-Rs.1850 bracket,while Warje has come down to near Rs.2,550/- to Rs.2,700/-</p>
<p>Although outskirts is witnessing pricefalls upto 20-30%, city specific projects havent yet fallen below 10-15%, probably because of limited availability.<br />
Although, prices have fallen down, but  again developer to developer is offering variable pricing (probably, only cash starved are going down on pricing).</p>
<p>But one thing is very clear, buyers are not in hurry this time and therefore those who are commanding higher prices without any reason will certainly have to come down, today or tommorow, else increase dead inventory. </p>
